Planning
Planning is responsible for formulating policy recommendations and programs to guide future growth and development in the City of Peachtree Corners. One of the many planning responsibilities is planning, updating, and implementing the 2045 Comprehensive Plan. You can view the plan on our Community Development page.
Zoning
Zoning governs the specific use, height, area of land, and density of development allowed on a property. Zoning in the City of Peachtree Corners is governed by the Zoning Ordinance. Rezoning, Special Use Permits, Changes-in-Conditions, Variances, and Zoning Certifications are among the zoning process. View the Zoning Map on our Maps page.
IMPORTANT NOTICE:
Please watch out for fraudulent emails targeting residents and businesses with planning-related applications, including zoning cases, variance requests, and special administrative permits. We've seen scammers posing as City staff send fake invoices and request payment by electronic wire transfer—a major red flag, as the City never uses wire transfers for these matters. Other warning signs include messages claiming to be from the Planning Commission (which does not send direct correspondence), misspellings, and email addresses ending in “usa.com,” which are not valid City domains. Do not open attachments or send any funds. If you receive a suspicious message or have questions, please call 678-691-1200.
- Administrative Variance Application (PDF) - a request to vary standards that can be administratively approved by the Community Development Director.
- Community Meeting Certification (PDF) - to verify that a community meeting was held prior to a public hearing, as required.
- Overlay District Architectural Review for Projects Not Associated With a Land Disturbance Permit (PDF) - if the project is associated with a Land Disturbance Permit (LDP) the LDP will also cover the Overlay Review. A separate submittal of this form is not necessary.
- Public Hearing Application for Rezoning Special Use Permit or Change in Conditions (PDF) - to seek a rezoning, special use permit, or change in conditions regarding a property.
- Supplemental Form Event Hall (PDF) - required as part of a Special Use Permit application for an event hall
- Variance Application (PDF) - request to deviate from the current zoning requirements for a property.
- Zoning Certification Letter (PDF) - A Zoning Certification Letter is a statement from the Community Development Department that identifies and describes the current zoning designation and the zoning history of a specific property (including any zoning conditions). The letter is typically used to submit to lenders for financing. (Auto Brokers should complete the Motor Vehicle Broker Affidavit and apply for an Occupational Tax Certificate with the Finance Department. Both aforementioned documents can be found here.)
